  • My little brother has been renting an apartment for 10 years and he is now paying $2700 a month and has no equity and with the rising rent prices has no chance to save to buy anything else at all. I have been making a house payment for 10 years and am paying $1000 a month and have $425,000 equity. So how is buying a house bad? Lol now that I have stuck with it for 10 years NOW I have income that far exceeds my house payment and can NOW invest in other properties. So I think buying a reasonable home to lock in your expenses is the most reasonable thing you can do. You talk about $500,000 down lol where do you come up with that? Especially if you don’t own a home and your rent is going up with inflation?

  • Please stop giving financial advice to people, you do not make sense at all. And for all the people thinking this is sound financial advice, I am amazed at how you manage to get through your day... With that being said let me explain why! You mentioned $1 mil (500k cash + 500k bank) property after 10 years you sell it for $3 mil and in those 10 years you pay the bank's loan + interest (which you forget to mention) Now here is the catch, in those 10 years you paid the bank the loan (500k + interest) for arguments sake lets say 575k over 10 years which means 3 mill - 575k = 2.4 mill. You initial 500k is not profit so you DO NOT Calculate that genius 2.4 mil - 500k = 1.92 mil profit (not looking at other costs over 10 years)... Please do humanity a favor and stop giving the wrong advice when you don't even know how to calculate profit

I'd like to think this is something you can teach, but I think most people who end up in huge debt and bankrupt do so because they THINK they've got debt figured out and then it bites them in the ass. It's nice to ponder all these amazing returns by talking about properties that go up a lot in value and make you money on the way there (especially if they generate more income than your debt payments), but those are not the norm. Telling people that debt is useful is not a huge revelation or that valuable. The hard part is finding something worth going into debt for.

  • You didn't make 100% on the 918 because you had 12 monthly payment totalling around $100K. You still did very well on that car but you have to factor in the carrying cost and explain that if you're teaching a course.

Down payment/closing cost is a better metric to use when buying a rental property than the "asking price of a house." Salomondrin just explains it so much better than I do.   • The 918 example is strange though because he would still owe 400k to the bank plus interest. So if he paid cash 800 and sold 1.2 hes profiting 400k. If he sold 1.2 , already spent 400k, and loan+interest is over 400k slightly, hes making slightly less than 400k on the sale

  • Nice video, but can someone explain me this: if you but a property for 1 million looking at Ale's example, and it triples in value like he said it would be worth 3 million and you take away 2.5, but at the same time all the other properties also tripled in value so another property also went from 1M to 3M, but since you only got 2,5 from your own property, you can't afford this other property so essentially your buying power got reduced, right? Ps, hope it makes sense, not a native English speaker.

  • This is not necessarily wrong advice but its also not good advice to many of your viewers. You are providing large numbers, investments, and returns. Money makes money. Most people don't have the time or the leverage to purchase investment commercial or rental properties because that can be a full time job in itself where for many they would need a full time job paying more than the investment return to make the mortgage and repairs. You can do this because you can cover the investment expenses while the property generates income and value over time. What was failed in this message is that this advice comes after you have generated or came into a large sum of cash. For most regular people your first investment opportunities should be in small business either as an owner or investor. You then use that to THEN generate enough cash to invest in commercial/rental property. Now you can certainty get small loans to be a rental property provider with little income but you must also prove to the bank that you understand the market, can still leverage, and that it will be your full time job it also wont make you big numbers and should be treated more as a small business with a long runway. TLDR: The issue with this advice is that you are providing low to middle income Americans investment advice that is given to upper middle and high income Americans.

  • Please help explain, you said the car was worth 800k (400k cash + 400k bank loan). After 12 months you sold it for 1.2million, which is great but don't you still owe the bank 400k (minus whatever you paid in 12 months + interest). Eventually you would have to pay the bank 400k that you took as a loan. Sorry but the other 400k is not yours you loaned it from the bank lol :s
